Who Qualifies

More than one path to homeownership.

Your immigration status determines which lender programs are available — and how much documentation you'll need.

Permanent residents

Landed immigrants and PR card holders qualify for most newcomer programs. Special rates and reduced documentation for the first five years.

Work permit holders

A valid Canadian work permit and employment income opens doors with several lenders.

Convention refugees

Protected persons with valid documentation can access newcomer mortgage programs.

International students

Students with a co-signer or sufficient income may qualify through certain lenders.

Smart Moves

Tips for newcomers buying a home.

1

Start building Canadian credit early

Open a bank account, get a secured credit card, and make regular on-time payments.

2

Save your landing documents

Keep your COPR, Record of Landing, work permits, and PR card safe. Lenders will ask for them.

3

Keep records of your down payment

If transferring money from abroad, keep bank statements and wire transfer receipts for at least 90 days.

4

Get a job letter as soon as possible

An employment letter with your salary, start date, and job title is one of the most important documents.

5

Talk to a broker before a bank

Banks offer only their own products. A broker compares newcomer programs across many lenders.

Common Questions

Questions newcomers often ask.

Yes. Many lenders have newcomer programs for permanent residents, work permit holders, and convention refugees. Some programs are available from your very first day in Canada with as little as 5% down.

Not always. Several lenders accept international credit reports or alternative documentation like rent payment history, utility bills, and bank statements.

Most newcomer programs require 5% to 10% down on homes up to $999,999. Homes over $1 million require 20%. Your down payment can come from personal savings, gifted funds, or international transfers.

It depends on the lender and your situation. Some lenders consider foreign income, especially if you're transferring to a Canadian branch of your employer or have verifiable overseas earnings.

Yes, but it requires the right lender. We work with lenders who use bank statements, contracts, and business financials rather than only T4 slips.

Some newcomer programs are available from day one. Others require 1-3 years. Your immigration status matters more than time in most cases.
